PROJECT MANAGEMENT

We take care of the details, so you don't have to. We will take the lead from beginning to the end, working with you and your general contractor to ensure your dream is realized.


We will consistently review your project goals, scope, budget, and schedule, making sure that they are aligned. 

SITE SELECTION - PRE-DESIGN

Site Selection provides you with a customized report to support your property selection process. Site Selection is an assessment/comparison of multiple properties you have identified for consideration. It focuses on the physical, cultural, and regulatory characteristics that will apply in your decision-making process.


What are the benefits of Site Selection?


Site Selection will help you choose a property that delivers on your wants and needs, setting the stage for the development and construction/remodel of your new home in an environment/neighborhood that aligns with your preferences. This report will provide an unbiased view of each of your priority elements, building your confidence in the site you ultimately select.


For each property under consideration, you will learn the following:

  • Physical Characteristics: lot size, topography, prevailing winds, sun orientation, location of existing trees and shrubs.
  • Cultural Characteristics: local schools, churches, recreation centers, restaurants, access to public transit.
  • Regulatory Characteristics: covenants, conditions, and restrictions (CC & Rs), setbacks, building height limitations, landscape requirements.


Who needs Site Selection?


Site Selection is beneficial to you if you don't know what information you need, or where to find it. It is also helpful if you have gone through this process or know what information you need, but don't want to spend the time finding and considering the information yourself. 


Site Selection will help you when:

  • You are looking to purchase an empty lot on which to build a new home.
  • You are looking to purchase a lot with an existing home, demolish the existing home, and build a new home.
  • You are looking to purchase a lot occupied by an existing home and complete a remodel/addition to the existing home.


What do you get upon completion of Site Selection?


You will have a report that includes:

  • Neighborhood maps showing the cultural characteristics.
  • Property maps showing the physical and regulatory characteristics.
  • A statement of how the above characteristics will impact your home.
  • Recommendations.


PROBABILITY ANALYSIS - PRE-DESIGN

A Probability Analysis guides informed decision making prior to beginning the design and construction of your home. It is a cost-effective way to develop an understanding of the process and components associated with designing and building your home, and the feasibility of your project.


What are the benefits of a Probability Analysis?


A Probability Analysis will save you time and money. It will begin to establish project boundaries giving you a clear understanding about your needs and wants and how they translate into costs, timetable, square footage, and potential construction hurdles. You will know:


  • The type and size of home your property will accommodate.
  • The preliminary size fo your home, or home renovation/addition.
  • How much your home could cost including design and construction.
  • How much home you can afford.
  • How much time it could take to design and building your home.
  • The technical and legal (zoning) details that you need to know to get your home built.


Who needs Probability Analysis?


A Probability Analysis is perfect for anyone who has little to no experience designing and building a new home or a remodel/addition to their existing home. It is also ideal for those who have gone through this process before and would like to spend their time elsewhere. It is applicable in the following scenarios:


  • You have purchased property or have an existing home.
  • You don't know how big of a home you want or need.
  • You don't know how much of a new home, or remodel/addition will cost.
  • You don't know how much you can afford.
  • You don't know the technical and legal (zoning) details associated with building your new home, or remodel/addition.


What do you get upon completion of a Probability Analysis?


You will get a simple report that includes:


  • A survey completed by a civil engineer.
  • The preliminary size of your home including a list of rooms with their associated sqaure feet.
  • The preliminary cost of your project, including design and construction.
  • Recommendations on how to meet your budget.
  • A preliminary timeline, or projected duration including design and construction.
  • An assessment of the technical and legal (zoning) aspects of your project.
  • A list of general contractors to begin the interview process.

DESIGN - DESIGN SERIVCE

Design will bring life to your project. We will listen to your ideas and translate them into multiple design options using a series of colored sketches, drawings, and three-dimensional renderings.


Design will provide you with a comprehensive understanding of the relationships between rooms and the finished appearance of your home.


At the completion of this stage, you will have a set of schematic architectural drawings including the following:

  • A site plan showing the relationship of the home to property line, sidewalks, and driveways.
  • A developed floor plan, one per floor.
  • Four developed building elevations.
  • Two three-dimensional renderings.
  • A construction budget.
  • A construction schedule.
  • Start the process of selecting a general contractor.

  

If you already have an interior designer and a landscape architect/designer, we will coordinate directly with them.


If you need to hire an interior designer, or landscape architect/designer, we will offer you a list of interior designers and landscape architects/designers. We will provide support when interviewing them and making your selection prior to beginning Design.


The construction budget and schedule will be completed by a general contractor we hire. We will introduce you to the general contractor. However, this does not obligate you to hire the general contractor to build your home.

PLAN DEVELOPMENT - DESIGN SERVICE

The Plan Development phase will deliver a comprehensive summary of pertinent information codified in a set of detailed drawings that will be used to obtain your building permit, drive accurate bids, and keep construction on schedule.


At the completion of Plan Development, you will have a set of fully developed, detailed architectural drawings including:
 

  • A site plan showing the relationship of your home to property line, setbacks, sidewalks, and driveways.
  • A dimensioned floor plan, one per floor.
  • Building elevations, one for each side of your home, identifying selected exterior finishes.
  • Two building sections describing the main volumes in your house.
  • Multiple wall sections describing how walls are framed and insulated.
  • Interior room elevations identifying selected interior finishes.
  • Multiple, enlarged detail drawings describing transitions between materials, shapes, and profiles.
  • A door schedule describing door sizes and types.
  • A window schedule describing window sizes and types.
  • Structural drawings engineered by a licensed structural engineer.
  • An interior finish schedule and drawings completed by an interior designer including millwork, light fixture, and plumbing fixture selections.
  • Landscape and irrigation drawings completed by a landscape architect/designer including tree and pant types and quantities, and the type of irrigation system.


We will hire a structural engineer to complete the required engineering. We will retain the interior designer and landscape architect/designer selected during design.

CONSTRUCTION OVERSIGHT

Construction Oversight will give you a sense of security as your home takes shape.


Construction Oversight will give you the knowledge and expertise you need to stay firm in the decisions you made during the Design and Plan Development stages.


We will walk your construction site/project with you. We will leverage our expertise and extensive on-site construction experience to identify quality work, and work that must be modified. We will document our site walks in a field report which will be provided to you. We will work closely with you and your general contractor to answer any questions related to building your home as planned and clarify the design through the completion of construction.
